Full Management

Letting Fee £260.00 + VAT (£312.00 inc VAT)
Visit property and advise on rents, furnishing and related matters
Advise on property preparation before letting
Market the property to find suitable tenants
Let Boards
Arrange appointments to view
Check suitable tenants and guarantors (if required) including reference and credit searches
Draw up and execute on behalf of landlords, initial tenancy agreements
Collect the initial rental funds and security
deposits
Check in the tenant
Computerised e mailed monthly statements
Advise the utility supplies, Gas, water and electric as appropriate - of the meter readings at the start of the tenancy.
Demand rents and remit monies in sterling according to instructions
Accelerated payment of rents via internet banking
Property Inspections - 1 property inspection per year
At the end of the tenancy, arrange for the check out of the tenant, take the keys back, check the inventory and condition of the property, and advise the appropriate utility suppliers
Handle insurance claims where appropriate
Generally carry out the duties of a managing agent following the agency agreement
